MANAGEMENT

Day to day management and running of all building management services to ensure the on going operational integrity of the complex

Establishing a good working relationship with the Committee and Body Corporate
​
Communicating and reporting on a regular basis to the Committee and Body Corporate
​
Working with the Committee and Body Corporate to ensure proper implementation of the Long-Term Maintenance Plan
​
Overseeing and managing projects relating to the proper upkeep and management of the building
​
Ensuring that the BWoF (building’s specified systems) have been inspected and maintained as required in the building’s compliance schedule
​
Communicating any relevant information with residents in regards to events or upcoming servicing as required or determined by the committee

Ensuring that all building services are maintained to the highest standards;

Supervising third party service contracts and contractors;
Keeping fully appraised of the rules of the Body Corporate and enforcing any non-compliance;
Attending to any matters involving tenants/residents and their use of the property;
Providing after hours coverage (24/7) for issues such as emergencies and other problems;
Putting into effect any new Body Corporate rules or requirements as required from time to time.
Change light bulbs as required.
General maintenance as required.
Inspecting if common maintenance works are completed to a proper standard before signing off any invoices.
Ensuring all contractors abide to body corporate rules and practises.
MAINTENANCE

Tailored to Body Corporate’s building requirements
Sweep all corridors, stairwells & walkways as required and remove rubbish and leaves
Vacuum and wash lift floors
Polish all stainless steel in lift including the lift doors, door surrounds and channels at bottom of lift doors on each level
Spot clean marks on walls around lift and building entry
Dust and wipe letterboxes
Check and sweep car park areas as required to remove leaves and rubbish
Keep rubbish areas tidy and put any loose rubbish in bins
Uncollected mail marked “return to sender” and dropped in a post box.
General Items
Notify the Body Corporate Committee of any damage to the building.
Keeping common grounds and car park areas well maintained and clean.
Supervising all cleaning and maintenance work being done in house.
Arranging rubbish collection regarding dumped items.
CLEANING

Keep foliage well maintained
Periodic weed-spraying
Controlling vines
Pruning of shrubs and branches of existing trees
Keep all pathways and driveways clear of branches and plants
Remove all unwanted vegetation from gardens
Periodically spray moss remover on all external areas where build-up occurs
Lawn maintenance

Maintaining hazard register, ensuring that all contractors are aware of any current hazards.
Actively strive to reduce and eliminate current hazards.
Displaying current hazard information, ensuring compliance with relevant legislation.
Reporting promptly to the Body Corporate all items relating to health and safety including anything requiring repair.
SAFETY

We strive to maintain a personal connection with the Body Corporate and to understand and comply with their requirements as needed

We communicate and report all relevant information to residents, owners and the Body Corporate in a timely manner via notices, emails and phone calls
​
We will attend the AGM and report as is and if required
